He is a friendly person and can be chatty but he is very professional and very successful. I do my usual to start a conversation which is to start in on a subject I know will be of interest to him. In this case the local real estate market. After a few minutes of small talk he mentions that a mutual acquaintence of ours is moving and they have engaged him as their real estate agent. I comment positively on the home and ask about it, mentioning that we are looking for a larger home. He starts by giving me a description of the interior of the home, which I am somewhat familiar with already. At this point we have been sitting side by side for 15 minutes or so and the proverbial floodgates break open. He tells me where and why the family is leaving, what is happening with their internal and external family dynamics, how his personal business and finances are going, etc., etc. etc.. Some of the information he gives me (sellers reason for leaving, timelines, finances, etc.) would certainly not work to the sellers advantage in negotiations and would probably be best not to share with a potential buyer. Yet share it he did. Another case of positive influence. ---

Exactly!! This meeting was purely fortuitous, but in dealing with real estate agents (or maybe car salesmen): pheromone up heavy, get them in an enclosed space - say inside the car as they are driving you to the house or doing a demo on the car - start with small talk, give the 'pheromones 10-15 minutes to kick in, then ask the questions you want to ask. ---

Yes - someone did post on that at least once but cannot remember who for the life of me - I think it was a female.
