A couple of weeks ago I spotted a house for sale on a development I had been watching. A nice place, up for over $300,000 a few months ago but reduced now to $275,000.
Turns out the price had been cut because there were only 3 a small amount remaining, and the developer was keen to get them shifted and move on to another plot.
Fantastic! I thought, and went to go view it.
I had been saving my last few sprays of god-mode for something special. I am a shy person but I knew the negotiating table would not be kind to someone so shy and easily intimidated. I’m no master of war in the board room nor am I an overly chatty, friendly, rapport building kind of guy. I do however have a bit of a silver tongue when I do open my mouth to speak and am blessed with a bit of handsomeness, which always helps. It’s just the confidence levels I lack.
I knew home developers bargain with their buyers, the paper price is never the real price. This home however had already been reduced by a large sum. How much more could they do? I needed to find out. No way would I overpay when I didn’t have to.
So I grab my to-go bottle of James Bond. My difference maker. A314. This is what I wear when I want something, or when I need to leave someone thinking “who is that guy?” after walking past me. This is what you wear when you want people hanging on every command you give. There is a damn good reason I only had a few sprays of this elixir remaining in my bottle.

I walk around the open show home. It’s nice, I’d quite like it.
I then walk into the sales office.
Pretty blonde girl, couple of years older than me, fuck-me-heels and sitting behind a little desk. Deer in headlights look as I sit down and she inhales. This house is so mine, at a price I want. I knew it.
After plenty of chatting, I ask her to accompany me around the show house so I can ask questions. Without the desk between us I can move closer, use body language and make it clear that I am looking into her eyes rather than around the distracting room.
The A314 and instant honesty wafted around as I moved. Did it work?
By the time we had finished the tour I knew the following: Both her names, where she lives, how she gets to work, what she drives, when she met her husband, what clubs she goes to, where she hangs out in the evenings, what she drinks… but more importantly? How she makes her commission, how much the developer give her to use in bargaining, deadlines they have been given to shift all the properties, how many they have already sold. And much more.
“So the 5% discount” I ask.
“You can have that”
“How about the flooring?”
“They usually come without flooring, what what did you have in mind?”
“I want full flooring”
“Ok. Full carpets?”
“And the bathrooms/kitchen?”
“I might be able to get you vinyls”
“I want ceramics or porcelain for those”
“I’ll see what I can do”
“The neighbours have solar panels. How much are they?”
“A few thousand I think. Want one?”
“I want two.”
“I’d have to ask head office.”
“Without paying for them”
“…”
“Get them to approve all that and I’ll reserve today so you can hit your quota for the month”

Price I offered: $258,000 including extras
We move in in about 6 months time.
